External Finishes
The building is founded on piled foundation, with reinforced concrete columns and walls with concrete slabs. The external envelope comprises of a combination of high-performance glass façade and masonry as well as powder coated aluminum shop fronts and windows with louvered screens. The roof is made of reinforced concrete slabs and the internal plumbing is carried out through HDPE (High Density Polyethylene) drainage pipes with natural vent stacks, HDPE water reticulation pipes from an individual hot water system, and pressurized fire hose reels and hydrants that adhere to the national building regulations with regard to fire services; the tanks to these systems are located at the basement level. The building also includes stainless steel and glass balustrades and the elevator/lift installation has been designed for the required capacity and speed to adequately accommodate flow of traffic. Pebble Beach's security system includes advanced access control with security card access to the main lobbies and lifts; apart from the 24-hour on-site security guarding, there is also CCTV monitoring and recording. For all residential units, individual water and electrical meters will be installed. There is a standby generator for essential services and there is an emergency power supply for common area emergency systems and all elevators. There are standalone split air-conditioning systems for each unit that comprise of ceiling concealed indoor units in bedroom and living rooms with concealed external condensers.
