In the dynamic landscape of property ownership, the role of women has evolved significantly, ushering in an era of empowered decision makers and bold investments. During the webinar, Pamela Naidu, Director of Sales and Marketing at Devmco Realty, shared her invaluable insights on the changing trends in women's property ownership behaviour, their journey in the industry, and the impact of interest rate fluctuations.

She states that the landscape has shifted towards empowered women who are confidently entering the property market. In her experience, Pamela has witnessed a surge in young entrepreneurs and professionals who are keen on starting their property portfolios at an early stage. Single women, too, are actively engaging in property investment, reflecting their autonomy and financial independence. Interestingly, Pamela highlighted that the trend of women making property decisions jointly with men has changed significantly. Women are now becoming more bold and decisive in their choices, carving their paths in the property landscape.

Always have a strategy and do your research. Addressing women embarking on their property investment journey, Pamela offered valuable advice on making informed decisions. She stressed the significance of research and strategy in the investment process. Pamela emphasised several crucial factors:

Security and quality of life: The current market favours freestanding homes and estates with comprehensive facilities. Lifestyle elements such as clubhouses, parks, shopping centres, and gyms are increasingly sought after. These amenities have gained even more prominence post-lockdown.

Capital appreciation: Pamela highlighted the importance of selecting properties that are likely to appreciate in value over time. Extensive research on property values in specific locations, along with an understanding of the developer's credibility, contributes to making a well-informed investment.

Market resilience: Addressing the impact of fluctuating interest rates, Pamela recommended considering the bigger picture. While interest rates may vary, she emphasised that property investment remains a reliable strategy, especially when compared to other forms of debt.

Navigating interest rate fluctuations: Pamela's insights on navigating property investments amidst fluctuating interest rates were enlightening. There are opportunities amidst challenges. She acknowledged the recent surge in interest rate hikes, followed by a stabilising period. While predicting the exact timing of interest rate shifts is challenging, Pamela highlighted that well-researched decisions, industry guidance, and comprehensive research can aid in making sound investments.
